Unplug, Generate & Get Down

Conserve energy by unplugging electrical items that you are not using; keeping them plugged in will draw electrical current and increase your bill. Open all of the shades/cutins/blinds on all of the windows that have southern and western exposure and let the sunshine in during the day - draw the shades/curtins/blinds as soon as the sun goes down to insulate against the cold windows and night air. Lower the teperature at night so that it does not go on and set it to come on one half hour before you rise so it is warm when you get up, as well set it to go on one half hour before you get home and low enough during the day as not ot go on. Use a programable thermostat and set it one degree lower than last year you probably won't notice the difference except in you monthly bill. Use those door sweeps to keep out the cold they do work. Use your oven to cook during the winter and leave the door open when you are done to let that heat get into the house. Don't miss meals hungry bodies are cold er bodies. Wear sweats and socks, stretch and excersie regularly, good blood flow will not only keep you warmer but healthier too, generate body heat. Finally get down and sleep on it and have it over you.

Get Answers

Selling or buying a house for most people is the biggest financial transaction that they do. Whether it be the first or the third time you are buying or selling -you will have questions; markets change, laws change, financial rules change, but get answers to your questions, from your broker or their agent or do the research for yourself. Let your agent do their job but stay connected to the deal it is yours. Choose to work with someone you trust and is familiar with the current process to conduct real estate in your area. They may not readily have all of the answers to your questions, remember things change, but a visit or call to town hall usually will provide answers. Have questions and be sure to get the answers.

Make a List

When you are preparing to buy a house make a list of ten items you want your house to have; if you are buying as a couple exchange lists then negotiate your new list of ten. Each take that list and highlight your top four - those are the items you will not compomise, the other six are either there in some form or can possibly be developed over time; now go find that house. Not only are you now in the groove to realistically negotiate with sellers, but, have a better understanding that there is no perfect house, but, inperfection can still become a great home.

Stay Focused

Don't let this crazy real estate market filled with foreclosures, low interest rates, too many available properties and the such cause you to look any differently when buying. Remain focused on the important points of any house for sale; the foundation, the heating system, the electrical system, the overall updates and quality of those updates, landscape and  roof. Make sure there are no pest or basement water issues past or present. Just because the market has changed drastically from four years ago the important things about house shopping has not; say focused on those items and your particuar pressure points and don't be rushed oh yes and be sure to buy a house that you like.

Buy Like You'll Never Move

This is the best time to buy a house, but, buy with a critical eye that not only considers location, condition and price, but, one in which you can comfortably live for the rest of your life. Not that you will stay there for the rest of your life, but, maybe you will and shop with that in mind, you may be seller one day. Consider if the house has expandable areas like a basement, attic or over the garage and will the land and town zoning laws allow for those expansions? Make sure you are not buying more than you can afford and if expansion possibilities are one of reasons for the purchase expand with your money not the banks. Growth should happen slowly and on your $; if the time ever comes to sell any realized appreciation will be yours. No one looses or gains on an investment until they sell; buy with long term occupancy in mind, upgrade slowly and with your $, you will come out better than those looking for a quick return.

National film production company, Pie Town Productions arrived in Hamden, CT to film an episode for the popular Home & Garden Television series "House Hunters."
